Texas Hill Country stands out as one of Texas’ most active RV park and campground markets, combining strong destination appeal with steady, independent-driven growth.

Few regions capture the appeal of RV travel quite like the Texas Hill Country. Anchored by Austin to the east and San Antonio to the south, the region blends scenic landscapes, wineries, rivers, state parks, and small-town destinations into one of Texas’ premier outdoor recreation corridors. That broad mix of attractions has helped establish a market of 258 RV parks and campgrounds offering more than 11,200 camping spots. At the same time, approximately 12% of properties also feature glamping accommodations, reflecting operators’ efforts to appeal to a broader range of travelers.

Despite its popularity, the market remains relatively affordable. The average nightly rate of $60.72 is approximately 12% below the national average, while the average park spans 26 acres, roughly in line with the national average. RV parks account for approximately 76% of all properties, including 27% classified as RV Parks with Long-Term accommodations that cater to guests seeking extended or permanent stays. RV resorts represent another 18% of the market, with nationally recognized brands such as Yogi Bear’s Jellystone Park maintaining a presence alongside independent operators. In comparison, dedicated campgrounds account for just 4% (10 properties) of the region’s supply.

Pricing, Property Types, and Seasonality

Despite its popularity, the market remains relatively affordable. The market also benefits from an extended operating season. Based on available park data, the vast majority of properties operate year-round, supported by relatively mild winters that help sustain visitation beyond the traditional summer camping season.

Guest expectations continue to favor modern amenities, with an estimated 90% of parks offering either partial or full hook-ups, while the remaining properties primarily appeal to travelers seeking a more traditional boondocking or dry camping experience.

Ownership and Development Pipeline

Ownership remains overwhelmingly local, with more than 90% of parks owned and operated by small, independent operators. By comparison, only about 2% are controlled by large operators or REITs. Development activity also remains modest relative to the market’s existing inventory, with just two projects currently in the pipeline: Dripping Springs RV Resort, currently in planning, is expected to add an estimated 335 sites when it opens in mid-2028, while Blue Sky Pedernales RV Park and Resort, a 21-acre development, is under construction and scheduled to open in the fourth quarter of 2027.

Taken together, the Texas Hill Country combines broad destination appeal, a year-round operating season, and a largely independent ownership base with measured new development. Those characteristics continue to make it one of Texas’ most established and diverse RV park and campground markets.
