Open Road Resorts Acquires AB Camping & RV Park in Cheyenne, WY

Open Road Resorts (ORR) acquired AB Camping & RV Park, a 125-site RV park in Cheyenne, Wyoming. The acquisition marks the latest step in Open Road’s rapid expansion across the U.S., growing its portfolio to six properties in five years.

Open Road Resorts plans to renovate several amenities relatively soon, but will save other upgrades for fall and winter when the park isn’t so busy, said James Omstrom, who co-founded Open Road Resorts with Chase Becker in 2019 in Dallas, Texas.

The park experiences significant overnight traffic due to its proximity to the intersection of Interstates 80 and 25, one of the busiest freeway intersections in the U.S. Cheyenne’s Frontier Days, from July 18 to 27, is also an extremely popular mid-summer event that features both rodeo and country music performers, attracting thousands of visitors to Cheyenne. Microsoft and Facebook are constructing new facilities in the area, which could lead to increased demand for overnight camping and strengthen the park’s long-term camping business.

There is room to expand the park, but we’re still working through our design,” Omstrom said, adding, “Our preliminary plan calls for a whole host of upgrades, including new amenities as well as a reconfiguration of some of the existing area to create new premium RV sites. We’re also acquiring another parcel, about an acre, for future expansion.”

AB Camping & RV Park is strategically located within a day’s drive of three other Open Road parks, including the West Omaha/NE Lincoln KOA Holiday in Gretna, Neb., to the east, Red Rock RV Park in Island Park, Idaho, to the northwest, and Santa Fe KOA Holiday in Santa Fe, N.M.

This will enhance our ability to cross-sell guests to our different parks,” Omstrom said.

Open Roads also has two other parks in Texas, including Dallas Northeast Campground in Caddo Mills, Good Shepherd RV Park in Gunter, plus another 150-site park that’s under construction east of Dallas. The new park, slated to open in 2026, will feature a swimming pool, clubhouse, retail store, playground, pickleball courts, and bathroom and laundry facilities.

Last fall, Open Road Resorts announced an investment partnership with Elkhart, Ind.-based THOR Industries, and three private equity firms, including L Catterton, a leading global consumer-focused investment firm based in Greenwich, Conn.; Miami Beach-based Long Light Capital, LLC; and Baltimore, Md., based Chesapeake Partners.

Omstrom and Becker say they aim to provide a “best-in-class experience” for RVers by building a portfolio of clean, safe, highly amenitized, family-friendly parks throughout the U.S.
