{"id":3648,"date":"2025-07-03T14:20:58","date_gmt":"2025-07-03T14:20:58","guid":{"rendered":"http:\/\/rvparkiq.com\/industry-insights\/?p=3648"},"modified":"2025-07-09T14:28:43","modified_gmt":"2025-07-09T14:28:43","slug":"anchorage-assembly-gives-go-ahead-for-rv-resort-in-east-anchorage-downtown-ak","status":"publish","type":"post","link":"https:\/\/rvparkiq.com\/industry-insights\/anchorage-assembly-gives-go-ahead-for-rv-resort-in-east-anchorage-downtown-ak\/","title":{"rendered":"Anchorage Assembly Gives Go-Ahead For RV Resort in East Anchorage Downtown, AK"},"content":{"rendered":"<p><!-- VideographyWP Plugin Message: Automatic video embedding prevented by plugin options. --><br \/>\n<figure style=\"width: 880px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" src=\"https:\/\/npr.brightspotcdn.com\/dims4\/default\/1d17cca\/2147483647\/strip\/true\/crop\/6960x4640+0+0\/resize\/880x587!\/quality\/90\/?url=http%3A%2F%2Fnpr-brightspot.s3.amazonaws.com%2F4a%2F03%2F552d646b4c539c763fd138e1a62b%2Fmg-9746-1.JPG\" alt=\"\" width=\"880\" height=\"587\" \/><figcaption class=\"wp-caption-text\">Conceptual drawings of Denali View RV Resort<\/figcaption><\/figure><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">Downtown Anchorage is one step closer to getting an RV resort.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The Anchorage Assembly passed an ordinance on June 24 authorizing the Anchorage Community Development Authority to begin developing the site in the eastern part of Downtown.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">Mike Robbins, the authority\u2019s executive director, is quick to point out that the Denali View RV Resort will be more than just an RV park.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">Conceptual drawings show elements of the land bank\u2019s 2019 master plan, including a Native heritage memorial as the centrepiece and a garden that Robbins said will be harvested to feed Alaska Native elders.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">It&#8217;ll also have over 100 full-service hookups for RVs, a playground, amphitheatre, several pickleball courts and is expected to have more than a dozen long-term housing units.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The project has support from multiple community groups, Robbins said, and is part of an effort to revitalize the area.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\">\u201c<span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">We&#8217;ll have this resort at the far end of Third Avenue, and we have the Saturday Market at the opposite end,\u201d he said. \u201cWhat will happen is we&#8217;re activating positive traffic back and forth, and this will completely transform the whole Third Avenue corridor.\u201d<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The 15-acre lot at Third Avenue and Ingra Street is owned by the city\u2019s Heritage Land Bank and was the site of the former Alaska Native Service Hospital. Before that, it was home to a dairy farm.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">A few residents testified in support of the measure before the Assembly gave its blessing, saying the lot transformation is a long time coming. Several others said more of the land should be used for housing or a community of tiny homes for residents experiencing homelessness.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">But Robbins said most of the land isn\u2019t suitable for long-term housing because of the risk of damage from an earthquake.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">Robbins described the area as it is now as an \u201ceyesore\u201d and said the project is turning it into an economic opportunity.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\">\u201c<span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">We&#8217;re turning it into something that will positively impact people for years to come, really,\u201d he said. \u201cI\u2019m excited about the, hopefully, the cultural impact we\u2019ll have with the Native memorial, and I&#8217;m excited about giving the neighborhood and Downtown someplace they can go and enjoy,\u201d Robbins said.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">RV spaces would cost around $125 a night, but prices will ultimately be determined by the RV resort\u2019s operator, Robbins said.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The project is expected to be completed in 2028. It will cost around $6 million to build. Once it\u2019s up and running, Robbins said it\u2019s expected to generate around $36 million annually in revenue. ACDA is investing about a million dollars, and the organisation is the only investor so far, he said.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The area is commonly referred to as \u201cparty hill,\u201d and it\u2019s time for the land to be developed, Assembly Chair Chris Constant said at a groundbreaking ceremony Tuesday. Constant voiced concerns last year that the facility wouldn\u2019t properly honor the former hospital site, but said his opinion has changed.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\">\u201c<span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">Through a series of long and challenging conversations, the master plan is respected and honored by this program, this proposal, and thus it became clear that this is a good idea for a temporary project,\u201d he said.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\"><span style=\"font-size: medium;\">The ordinance the Assembly passed in June leases the land to the Community Development Authority for 20 years.
