{"id":3001,"date":"2024-08-12T12:05:59","date_gmt":"2024-08-12T12:05:59","guid":{"rendered":"http:\/\/rvparkiq.com\/industry-insights\/?p=3001"},"modified":"2024-08-14T12:09:21","modified_gmt":"2024-08-14T12:09:21","slug":"city-council-approves-luxury-rv-park-on-sovis-road-in-madison-ga","status":"publish","type":"post","link":"https:\/\/rvparkiq.com\/industry-insights\/city-council-approves-luxury-rv-park-on-sovis-road-in-madison-ga\/","title":{"rendered":"City Council Approves &#8216;Luxury RV Park&#8217; on Sovis Road in Madison, GA"},"content":{"rendered":"<p><!-- VideographyWP Plugin Message: Automatic video embedding prevented by plugin options. --><br \/>\n<img loading=\"lazy\" class=\"alignleft\" src=\"https:\/\/bloximages.newyork1.vip.townnews.com\/morgancountycitizen.com\/content\/tncms\/assets\/v3\/editorial\/7\/5f\/75ff7e6a-5925-11ef-945a-739b271d2454\/66bad522035b8.image.jpg?resize=659%2C500\" alt=\"Madison Approves 'Luxury RV Park' On Sovis Road | News |  morgancountycitizen.com\" width=\"427\" height=\"324\" \/><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">A proposed \u201cLuxury RV Park\u201d will be built at the end of Sovis Road in Madison, not far from Love\u2019s Truck Stop, to create \u201calternative lodging options\u201d for tourists and short-term tenants.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">The Madison Mayor and City Council unanimously approved a map amendment to rezone 35 acres from a Light Industrial\/Manufacturing District (I2) to a Planned Commercial District (PCD) in order to accommodate the unique development.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">Brooks Pennington, who is developing the property, said this particular parcel of land has too many \u201ctopographical challenges\u201d to develop for an industrial business despite having an industrial zoning classification.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\">\u201c<span style=\"font-size: medium;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">This really is the ideal place for an RV Park,\u201d said Pennington. \u201cIt focuses traffic where we want it, off Exit 113 toward Love\u2019s Truck Stop and will have little impact on the environment.\u201d<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">The \u201chigher-end Recreational Vehicle (RV) Park\u201d will include between 110 to 120 gravel parking sites with sewer, water, electrical hookups and high-speed internet. Each site would be sized at 35\u2019 x 55\u2019 (70\u2019) and the site will include a bathhouse with laundry facilities. Only RVs that are less than 10 years old will be allowed at the park, with the exception of some speciality luxury RVs that are older.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">Pennington told the Madison Mayor and City Council on Monday, Aug. 12 that the site will have a variety of security features to ensure optimal safety measures for RV visitors and the community as a whole. The site will include security cameras, a license plate reader at the entrance, at least one manager on-site around the clock, with additional staff on-site during regular daytime hours, and background checks required for all RV visitors staying more than 14 days at a time. Pennington also said that RV guests can not set up residence by using the site as an address to register to vote or receive mail on site.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">Pennington is also granting the city a 10-foot easement for the development of a portion of the Madison Greenway trail system and gifting $20,000 in cash for the development of the trail within the easement.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">While the project was approved unanimously by the council, Councilman Eric Joyce expressed scepticism over an RV Park being a luxury destination, likening it to having a \u201cluxury trailer park.\u201d<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\">\u201c<span style=\"font-size: medium;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">Are we creating a less-than-optimal type of housing in Madison with a facility like this?\u201d asked Joyce.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: medium;\"><span style=\"color: #222222;\"><span style=\"font-family: Lato, Helvetica Neue, Arial, Helvetica, sans-serif;\">However, Pennington stressed that trailers and mobile homes would not be allowed in the park and that measures could be put in place to prevent people from overstaying in the park, despite not having hard limits on the length of stays.
